Development Permits

The Official Community Plan (OCP) outlines a number of areas in View Royal where development permits are required. Development Permit Areas govern the protection of environmentally sensitive areas, prevent development in hazardous conditions, and set out expectations regarding the form and character of a development. Development Permit Areas include:

  • Environmental Protection and Natural Hazard: Protection and preservation of the natural environment and its ecosystems from hazardous conditions.
  • Form and Character: Establishment of characteristics such as aesthetic, landscaping,  neighbourhood integration features and the required public infrastructure improvements for residential, multifamily, commercial, industrial, intensive or mixed use developments.

Form and Character Development Permits are required for subdivision, new construction and additions to Multi-Family, Commercial and Industrial development (except where exempted by the OCP). Development Permits may also be required for any subdivision or development where land is within an Environmental Protection and Natural Hazard Development Permit Area.

Note: Development Permits for a development near protected water courses may require a Riparian Area Assessment, in compliance with the Provincial Riparian Areas Protection Regulation.

If your property is within a Development Permit Area, you will need to apply for a Development Permit.
